Wood Destroying Insects & Organisms Inspection
This inspection is also referred to as Pest and Dry Rot. On occasion we discover powder post beetles, termites, carpenter ants, and observe where mold has formed because of an ongoing plumbing leak or poor ventilation in the attic or crawlspace. Some mortgage lenders require a separate inspection and report for wood destroying insects and organisms, and some clients ask that it be included for peace of mind.
The two photos below show where powder post beetles damaged a structural wood floor beam in the crawlspace and where mold formed in the attic because of poor ventilation.
4-Point Inspection
A 4-point inspection is a review of four major systems of the home: roofing, electrical, plumbing, and HVAC. An insurance company will sometimes require the homeowner to obtain this inspection to be eligible for coverage or before the policy is renewed.
Progress, Pre-Drywall, and Pole Building Inspections
